PROJECT CONCEPT

In the heart of South Austin, we embarked on a challenging full gut rehab that tested our skills, patience, and creativity. From the outset, we knew this project would be no ordinary renovation. The house, with its aged plaster walls and compromised structural integrity, required a complete overhaul—right down to the studs. But as we tore through the layers, we uncovered more than just old walls; we discovered the hidden challenges that come with working on a tight budget and a hard money loan.

The house needed serious attention. Structural issues demanded we jack up the property to correct a significant bow in the frame, but complications arose when it became clear that previous work missed some crucial elements. Despite these setbacks, we remained committed to delivering a solid and beautiful finished product. We added necessary LVL beams, addressed all structural concerns, and moved forward with the rough finishes, including new plumbing, electrical, and HVAC systems.

Just when we thought the hurdles were behind us, we hit another snag—no water pressure. The aging pipes, filled with calcium buildup, couldn’t handle the flow. With no room in the budget for such a surprise, we had to get creative. We called in a favor from our trusted plumbing team, who helped us replace the sewer line and restore proper water pressure without blowing the budget.

Finally, we moved to the finishing touches. Budget constraints meant sourcing materials from Home Depot and local suppliers, but we made sure every choice reflected quality and style. By adding a few standout finishes, we turned this small house into a charming, eye-catching home.

Project Challenges

Previous incomplete structural work created additional complications, requiring the installation of new LVL beams to properly support the structure. Budget constraints tied to a hard money loan limited flexibility, making unexpected issues more difficult to resolve. Further challenges arose when severe calcium buildup in old pipes caused major water pressure problems, requiring a full sewer line replacement while staying within budget. Navigating city requirements and coordinating multiple trades added to the complexity of the project.
